Plans for Fort Regent We have exciting plans for the future of Fort Regent to include a range of cultural and leisure activities in one destination. These include:
botanical gardens : ornamental planting, lawns, specimen trees, cafe/restaurants, formal ‘hidden’ gardens and pavilion
bastion and rampart loop : ornamental painting, heritage trail, rampart loop walk, cafe and concession(s), woodland planting, play, pedestrian route connecting South Hill with Hill Street
moat play: small play structures, sand and water play, picnic area for younger children and families
active zone : outdoor adventure play, high ropes, large structures, netting and climbing
The Venue : multipurpose events venue for entertainment, conferences and exhibitions. 2,000 seated (3,200 standing) main auditorium, with surrounding breakout facilities, hospitality and meeting areas and a sky bar and cocktail lounge overlooking the winter gardens
walkways in the sky : graded walkways winding through a nature landscape, shrubs, large trees, high canopies and water jets, water walls and water misters. A place to get lost in nature, read a book or splash in the water area. Accessible to all. Travel 20 metres high up into and over the tree canopy and walk among the treetops
leisure zone : boutique ten pin bowling, multi-screen cinema, flexible leisure box for a range of activities including soft play, trampolines and laser quest
casino : a high quality small to medium casino to include state of the art table and machine gaming and a full-service restaurant, bar and waitress service
hotel : 150 bedroom independent hotel with restaurant, leisure and spa and small meeting room spaces

A phased approach to development We understand that given the size and complexity of the Fort, together with uncertainty following the pandemic, delivery of the proposals will not be easy. As such, we plan to bring forward the regeneration of Fort Regent in a phased approach that that is both practical and deliverable. In the short-term repurposing and reimagining existing architecture and outdoor areas for new intriguing and creative spaces. Whilst in the longer term putting in place the evolving creation of a modern leisure destination.
Phase 1: interim development 1 to 3 years Our short-term facilities and activities we plan to deliver over the next few years include:
relocate existing users strip out the asbestos secondary structures from internal areas investigate and develop improved access from Snow Hill regenerate the outdoor spaces to create attractive botanical gardens, moat and rampart gardens, heritage walks and scenic walkways develop outdoor play areas for children and teenagers, including adventure play with high ropes, wall climbs and children’s sensory play utilise the internal parade ground area for interim uses, such as cultural and leisure events and exhibitions, markets, sports, food, beverage and retail pop ups Phase 2: main development 4 to 8 years Our long-term ambition is to create a world class cultural and leisure destination for Islanders and visitors of all ages to enjoy. This includes:
a winter garden visitor attraction with walkways in the sky a major entertainment, conference and exhibition venue flexible leisure box for activities such as, soft play, clip and climb, trampolines Independent hotel boutique cinema bowling alley small to medium size casino restaurants and other food and beverage outlets
