About Rent Safe
Rent Safe provides potential tenants with a list of landlords that have reached accredited status under the Rent Safe Scheme, together with an overview of the number of properties that have reached the accredited minimum standards required for 3, 4 or 5 stars. As well as appearing on the Rent Safe register landlords will receive a Certificate of Accreditation which they are obliged to provide tenants with sight of upon request.
By using an accredited landlord you know, before looking at a property, that the landlord:
- takes their tenant's welfare seriously
- takes action to resolve issues quickly
- works to make sure their properties continue to meet recognised housing standards
Rent Safe is a voluntary scheme and whilst all landlords are able to register their properties, only those that meet an accredited rating are listed on the Rent Safe register.
Accredited star ratings
These are the standards landlords need to meet to
gain the following star ratings:
|5||The property exceeds the minimum Rent Safe standard and has achieved accreditation through compliance with legal standards. Energy efficiency measures are also in place.|
|4 ||The property exceeds the minimum Rent Safe standard and has achieved accreditation through compliance with legal standards.|
|3||The property meets the minimum Rent Safe standard and has achieved accreditation through compliance with the minimum legal standards.|
Three star ratings
Landlords must make sure properties, access routes, gardens and yards don’t have any hazards that could affect the health and safety of tenants.
The property should:
- be in a good state of repair both inside and outside and be free from health hazards
- be free from damp
- have enough natural light to allow the tenant(s) to carry out domestic tasks easily and safely
- have enough space for tenants to move around safely
- not be overcrowded
- have a heating system that heats the whole home and is economical to run and capable of maintaining an adequate temperature throughout the home
- have enough ventilation to keep residents fresh, free from excess moisture / condensation and cooking smells
- have correctly installed electrical items and appliances, maintained in a safe condition, and have enough sockets to prevent plugs overloading
- have a suitable working fire detection and alarm system
- have secure windows, doors and any other access points, and lockable ground floor windows
- be adequately insulated
- be free from tripping and falling hazards
Landlords who achieve a 0, 1, or 2 star rating will not appear on the Rent Safe register.

|0||The property does not meet the minimum Rent Safe standard and much work is required to ensure that the health, safety and welfare of tenants is protected.|
Landlords who would like to register with Rent Safe either to gain accreditation or work to improve the standard of their properties should complete an application form.
If you can’t find the name of someone
Rent Safe is a voluntary scheme
Landlords may chose not to appear on this public registry
Their application may be being assessed
They may be working towards accreditation
They may not be in the scheme
Ask to see a copy of the property's Rent Safe Accredited certificate for proof of membership and star rating.
Report an issue with my rented accommodation
If you are a tenant and you have concerns about the condition of your property you can report this to Environmental Health.
When reporting concerns to Environmental Health, you need to include:
- your name
- telephone number
- brief description of the problem
An officer will contact you to discuss your problem and arrange a home inspection if needed.
