Capital Projects - Refurbishment Plan

The busy development programme outlined in the Social Housing Property Plan 2007 – 2016 has quickly gathered pace. The Capital Projects team has been actively preparing the delivery framework for more than a dozen independent refurbishment and new build projects which will be undertaken in the next 3 years.

We have already started and in some cases completed a number of key projects. For example, the refurbishment of The Cedars focused on maintaining the tower blocks’ unique brickwork elevations, whilst improving the buildings internal services and thermal characteristics. The adjoining wings have had their external staircases protected from the elements by means of glazed curtain wall enclosures.

Le Squez & Le Marais Re-development

The final stage of the Le Marais development project was recently completed. The 47 new rental homes at what has been named Les Hinguettes and Les Petite Hinguettes are already occupied by new tenants.

The regeneration of Le Squez is a major objective for the department and continues apace with approval in July of the new Master Plan and designs for the next phase of development. These designs satisfy our vision to transform the area into something more reminiscent of a modern-day village incorporating a bespoke community building, improved facilities for local school children, direct access to FB Playing Fields and sustainable home design.

Other Re-development Projects

On a smaller scale, but hugely important to our decent homes commitment are the refurbishments presently under way Le Geyt Nos 1 – 21 (the red brick block), Clos des Quennevais in St Brelade and La Carriere, (Grands Vaux).

Scheduled Work

We will soon be starting development of the Salisbury Crescent site opposite Grande Marche. Sustainability is fundamental to our refurbishment programme, our principle aim being to reduce energy consumption and the loss of heat through the fabric of our buildings by improving thermal insulation, installing double glazed windows and sustainable heating systems. Ultimately this reduces running costs for our customers.
