20 June 2025Re the immovable property situated at La Maison Du Mont, La Rue De La Blanche Pierre, St Lawrence, Jersey, JE3 1EX (La Maison Du Mont) and Mr James Renouard Sullivan, in his capacity as owner of La Maison Du Mont
We, Eleanor Davies, Advocate of the Royal Court of Jersey, and Mike Kushner, Advocate of the Royal Court of Jersey, Attorneys (Attournées) appointed by Act of the Royal Court dated, 6 June 2025, to conduct a discumberment (dégrèvement) of La Maison Du Mont being the property of Mr James Renouard Sullivan, and this following the adjudication of renunciation of the said property, pronounced by the said Royal Court as appears by, and in accordance with, the said act, hereby give notice to all persons concerned that a discumberment (dégrèvement) will be conducted on La Maison Du Mont (the 'Property'), a search for which at the Public Registry has revealed that the said hereditament contains the following Corpus Fundi namely:
- certain land forming part of a certain piece of land called 'Le Clos de Devant'; Item, the house called 'La Maison Du Mont' (formerly called 'Balgonar'), with the integral double and single garage, conservatory, large indoor pool complex, surrounding lands and appurtenances erected on part thereof, and having the UPRN 69116214 with the ownership (without relief) of the wall of the North, to the West of the entrance of the Property, the ownership (without relief) of the two gate pillars of the North-East, the ownership (without relief) of the small concrete border of the North and of the East, the ownership of the wall of the North-East (in a curve) and the party-ownership of the walls of the East of the South, joining:
- i) partly by the North to the land called "Petit Clos" (or 'Petit Clos a l'Ouest') and bearing the field number L787 belonging to Beryl Frost (née Ward) (having right (amongst other immovable property, jointly with Ronald Edwin Frost, her late husband, who predeceased her) by hereditary contract of purchase dated 22 December 2017 from Richard Arnold Keith Duckett and others
- ii) on the remainder by the North and by the North-East (in a curve) to the private roadway forming part of the property belonging to Beryl Frost (née Ward) (having right as aforesaid)
- iii) by the East to a certain piece of land forming part of 'Clos de Devant' and bearing the field number L790 belonging to Beryl Frost (née Ward) (having right as aforesaid)
- iv) partly by the South to a certain piece of land being the Eastern part of the remainder of the piece of land called 'Le Clos de Devant' and bearing the field number L691 belonging to J.J.A.C. Properties Limited (having right by contract of gift, cession and transfer dated 26 February 1993 from Craig Faramus Leach)
- v) on the remainder by the South to a certain piece of land being the Western part of 'Le Clos de Devant' and bearing the field number L791 belonging to Benjamin Nicholas Stephen Cooke (having right by contract of gift, cession and transfer dated 20 December 1985 from Pauline Eleanor St. Clair Cooke (née Stephens))
- vi) by the West to the land called 'Le Clos du Bunon' and bearing the field number L786 belonging to Daniel Toby William Ridgway (having right (amongst other immovable property) by hereditary contract of purchase dated 14 August 2015 from John William Harrington and Janet Dorothy Harrington (née Harris))
The said Property as it is with all and as many such rights, appurtenances and dependencies as may belong thereto in the state that it is with all vices hidden or apparent as they may be situated in the Parish of St Lawrence, Vingtaine du Haut de la Vallée and to which Property the said Mr James Renouard Sullivan has right by hereditary contract of purchase passed before the Royal Court dated 16 July 2021 from Barbara Ann Barette (née Martin).
And the said Attorneys hereby give notice to all persons having an interest in the said discumberment to appear at the offices of the Judicial Greffier, Royal Court Building, Royal Square, St Helier, Jersey JE1 1JG on 7 July 2025 at 2pm in order to accept in their turn the tenancy of the said Property and discumberment or to renounce their respective contracts or hypothecs.
The unsecured creditors of the said Mr James Renouard Sullivan are at liberty to insert their unpaid claims in this discumberment. For that purpose they should at least 8 days before the said 7 July 2025 deliver to the Judicial Greffier an account or memorandum of their several claims with supporting vouchers, if any. If they seek to assert a preference, they must state the basis for it. The costs of these insertions shall be borne by those making them.
