Demolition (permissions)

​​​​Planning permission

Most demolition will require planning permission.  However you are able to demolish the items listed below without permission, provided that the structure lies within the domestic curtilage of your property. 

‘Domestic curtilage’ is the area of land on which a dwelling house sits which is used for residential purposes.  It does not include a field or other open land next to a house, even if it is in the same ownership.

You will however require permission if the structure or building is, or forms part of a listed building or place (LBP) or a potential listed building or place (pLBP) or is in a conservation area (CA)

You will not require planning permission to demolish:

  • a timber shed, domestic glasshouse or garage
  • a structure the construction of which would be permitted development by virtue of any other parts of the Planning and Building (General Development)(Jersey) Order 2011

Provided:
  • the work would not create a vehicular access to premises
  • the building to be demolished is a permanent dwelling
  • partial demolition of a building or structure or any exposed structures must be made good and decorated to match the remaining building or structure
  • that if disconnection of a mains service is required demolition cannot commence until the Building Control Surveyor at Department of Environment is consulted
